HIPS (Home Information Packs)

We  offer the 'Select HIP Service' to our clients and Estate Agents. Please read on for a simple overview of HIPS:

Please scroll down or select one of these:

What is a HIP?
Why are HIPS considered important or necessary?
When does a HIP need to be used as part of my sale?
How do I get a HIP?
Who can help provide a HIP for my home?
Where does the HIP get created?

Q: What is a HIP (Home Information Pack)?

A: A new law coming into effect in 2007 means that when a house is put up for sale, all property owners selling must provide a document that enable buyers to have an up-to-date status of that home. This is called a Home Information Pack (HIP)

A HIP is a little like a combination of a motorcar's Log Book, Maintenance History and MOT certificate. To produce a HIP requires the expertise of an Energy Assessor to produce an Energy Performance Certificate. Also a Licensed Conveyancer (or solicitor) to confirm the legal ownership and that planning regulations have been followed.

Our role as a Solicitor does not change. We will still offer our current service. In addition we will offer a HIPS service.

Q: Why are HIPS considered important or necessary?

A: The government believes that this will reduce unexpected delays later in the conveyancing process - some which can cause a sale to fall through.
The intention is to provide prospective buyers with more information before they make an offer. Hopefully to also reduce surprises and delays later in the purchase that could have been avoided if the information was available at the beginning. -
