RIGHT TO BUY
You are acquiring a property in which you reside at an
agreed discount and where certain restrictions on re-sale will
apply. It will be necessary to carry out all necessary
searches although you may already have knowledge of the
property. Time scales in which to complete the transaction
will apply.
In most cases we will also act on behalf of your mortgage
company.

REMORTGAGE
There are a variety of reasons why you wish to re-mortgage
your home and the timescale is often critical depending on the
circumstances
With few exceptions all necessary searches that would have
been made on the occasion of your original purchase will be
undertaken and these can be carried out before the new
mortgage offer is made, if requested. We will also act, in
most cases, for your existing lender on the redemption of the
existing mortgage and advise in the early stages of any early
redemption charges that may apply.
We will account to you on the day of completion if you are
raising additional funds and attend to Land Registry
requirements.

Q: What is a HIP (Home Information Pack)?
A: A new law coming into effect in 2007 means that when
a house is put up for sale, all property owners selling must
provide a document that enable buyers to have an up-to-date
status of that home. This is called a Home Information Pack
(HIP)
A HIP is a little like a combination of a motorcar's Log
Book, Maintenance History and MOT certificate. To produce a
HIP requires the expertise of an Energy Assessor to produce
an Energy Performance Certificate. Also a Licensed Conveyancer
(or solicitor) to confirm the legal ownership and that
planning regulations have been followed.
Our role as a Solicitor does not change. We will still
offer our current service. In addition we will offer a HIPS
service.

unexpected delays later in the conveyancing process - some
which can cause a sale to fall through.
The intention is to provide prospective buyers with more
information before they make an offer. Hopefully to also
